Home Information Packs


Government legislation has placed a legal duty on home-owners or their agent marketing a residential property to prepare a Home Information Pack [HIP].

Properties put on the market before HIP regulations came into force now have to have an Energy Performance Certificate. We can arrange this for you at a competitive price.

What Must be in the Pack

  • A Home Information Pack Index
  • The Sale Statement - confirming the sellers name, the address of the property being sold, whether it is freehold or leasehold, and registered or unregistered land.
  • An Energy Performance Certificate - this confirms on a scale of A to G, how energy efficient the property is.
  • Evidence of the Title of the property.
  • Local land drainage and water searches.
  • Additional information for leasehold and commonhold sales.

Optional Extras in the Pack

  • A legal summary, often in the front of the pack, prepared by the solicitors acting for the sale of the property.
  • A Home Condition Report, including a Home Inspectors Report, and forms confirming information on boundaries, any disputes, notices, guarantees and details of planning and building regulations.
  • A Home Use Form, confirming what is being included in the sale of the property.
  • Other searches.
